Residential Security in Athens

Residential security in Athens turns on two questions that have little to do with the city’s low risk rating: what kind of property the household occupies, and what it does between July and September. A Kolonaki apartment and a Kifissia villa produce different survey findings, and Attica’s fire season produces a planning requirement few other postings do.

Two property types, two surveys

In Kolonaki the building is the security system. The survey concentrates on how the concierge arrangement works after hours, who holds keys, how deliveries reach the door, and whether the stairwell separates residents from visitors. In Kifissia the property stands alone, so perimeter walls, gate operation, approach lighting, the service entrance used by gardeners and cleaners, and line of sight from the street become the working items. Glyfada properties tend to fall between the two patterns.

Fire season is the part of the year that changes household behaviour, so the plan carries a second route, a trigger for leaving, and a briefed set of numbers: 100 police, 199 fire, 166 ambulance. Staff, licences and paperwork

Household staff are the largest standing access group at any Athens residence, so screening carries more weight than hardware. Guards, where a post is warranted, must hold Hellenic Police licences, and a foreign provider cannot place them without a licensed Greek operator behind the contract.
